You guys... if you're selling OR buying a house right now in Queen Creek or San Tan Valley, you NEED to read this. Our market just hit a number we haven't seen in three years, and it means something different depending on which side of the table you're on.

The listing success rate (see graph, the share of homes that actually sell instead of cancelling or coming off the market) dropped to 64% in August 2026.
For context:
August 2024: 74%
August 2025: 76%
May 2026: 84%
August 2026: 64%
That's the LOWEST reading going back to January 2024. More than 1 in 3 sellers right now are not selling.
If you're buying in Queen Creek in August 2026:
- 396 homes to choose from, with supply down 7.9% from last year
- Homes are taking 99 days to sell, up from 86 a year ago
- Sellers are accepting 97.43% of list price — genuine negotiating room
- Median prices are down 0.9% year over year (I do have a feeling this will continue to grow)
If you're buying in San Tan Valley in August 2026:
- 944 active listings, up 18.1% from last year - the most selection buyers have had here in years
- Asking prices down from last August ($235/sq ft vs $240)
- 87 days on market, up from 73 last year
- Prices essentially flat year over year
Queen Creek is where the negotiating room is. San Tan Valley is where the selection is. Either way, you have time to look and sellers who need to make a deal.
If you're selling your house in Queen Creek or San Tan Valley in August of 2026:
That 64% isn't a reason to panic - it's a reason to price correctly and not let off the gas. Look at the gap between what sellers are asking and what buyers are paying:
Queen Creek: listings are priced at $320.85/sq ft. Homes are actually closing at $297.13/sq ft.
San Tan Valley: listings at $235.43/sq ft. Closings at $218.47/sq ft.
That gap is what the 36% failure rate is made of. Overpriced homes aren't selling - they're sitting, going stale, and eventually coming off the market.
Here's the proof it works the other way: San Tan Valley sellers are pricing more realistically and getting 99.33% of list price - up from 98.75% a year ago. Queen Creek is at 97.43% and slipping. Same market, different pricing strategy, different result.
Three things that matter right now:
PRICE to the closings, not the competition. Your neighbor's active listing isn't a comp (say it with me!!) the home that actually closed down the street is.
Plan for 90+ days. Queen Creek is averaging 99 days to sell, San Tan Valley 87. Build that into your timeline.
Know the calendar. Success rates bottom out in late summer and fall every year, then climb into spring - February through May 2026 ran 78% to 84%. If your move isn't urgent, that's worth a conversation.
